Owner’s Notes

“(Approximately 2 years / 3,000 hours remaining on the original transferable bumper-to-bumper premium warranty).

This 2022 CAT 317 Excavator is a turn-key, job-ready machine in excellent condition with low hours and an exceptional precision grading and attachment package. Professionally owned and maintained, this unit has seen no abuse and is clean, tight, and ready to go straight to work. With Trimble 2D GPS installed by SITECH and a full Engcon rototilt system, this setup delivers accuracy, versatility, and productivity that would cost significantly more to duplicate today.

The machine shows approximately 1,000 total hours, runs exactly as it should, and is ideally suited for excavation, utilities, grading, and finish work. There are no delays, no additional setup, and no missing components—everything is included in the price.

Included with the sale is a complete attachment package (9 total), featuring multiple buckets, specialty tools, and grading accessories, along with a separate Engcon hose-less quick coupler that fits John Deere 160–180 machines and includes the full installation kit. This makes the package especially attractive for contractors running mixed fleets.

Key features include an enclosed ROPS cab with heat and A/C, auxiliary hydraulics, quick attach coupler, steel tracks, medium arm, standard reach, and a one-piece boom. The Trimble GPS and Engcon rototilt are fully installed, calibrated, and ready to work.

This machine stands out as a near-new CAT without new-machine lead times, paired with a massive attachment package that maximizes versatility and efficiency. An ideal choice for contractors who demand accuracy, productivity, and a true all-in-one solution.”
